Check In and Check Out:
- Check in time is daily between 5:00 PM and 8:00 PM, however, we recognize that tours and plane arrivals are seldom on time, so we cannot always expect our guests to be on time either. We will do our best to accommodate you whether you are early or late. Your reservation will indicate the time you are expected. All we ask is that you let us know if that will change. If you plan to arrive before 5:00 PM then please arrange this well in advance. I am often away in the early morning/afternoon and an early arrival can mean that you will be waiting.
- Check out time is 11:00 AM.

Reservations:
- We will do our best to accommodate your request. An early contact affords you the best possible chance of getting the dates you wish. We do have a aminimum stay of five days.
- We require that your stay be paid in advance and we accept Master Card, Visa, Money Orders, Cashier's Checks, Personal Checks (until they clear the banking institution)....and Cash!
- Once we have received your request, we will confirm availability and then contact you to complete the process and request your deposit.
- Once your reservation has been confirmed and your deposit verified, you will be sent a formal confirmation via email; or at your request, by regular post.
- Our "No Show" policy is simple. If you do not show, we will automatically charge your credit card for all unpaid nights. Should we re-let the room in your absence, you will receive a refund of those charges, less the 20% processing fee.

Smoking and Alcohol Consumption:
- Smoking is only allowed in outdoor areas. This is a City of Anchorage ordinance. No smoking permitted period!
- Alcohol consumption is permitted. Bring your own. We respectfully ask that you consume with moderation and are observant of others. Any altercations with the law at the rental can be an automatic removal of person(s) and personal items with no refund.

Pet Policy :
- Traveling with pets is a personal choice that comes with its consequences. Everyone's pet is "well behaved" but different surroundings and unusual stimuli can often turn the sweet family pet into a problem. My own pets are sequestered from our guests for these same reasons.
- We require a $500.00 deposit (per animal) which is fully refundable if their is no damage from your pet (i.e. soiled in the home, damage due from chewing on furniture and/or walls). We require a kennel (not provided) if the pet is left alone or suggest that the pet be put in the garage (consideration on weather conditions).
- Please do not leave your pet restrained outside in unfamiliar surroundings when you are not present at the rental. Your pet is free to roam the rental in your presence. We do love animals and want them safe and happy also.
- You should have a copy of your pet's current vaccinations.
- All other pets considered upon advanced approval.

Security and Fire Safety:
- You have 24-hour private access to the rental. Upon check in you will receive a key to the private entrance and garage door opener.
- I do not assume responsibility for your valuables and ask that you keep them with you at all times.
- Fire extinguishers, smoke detectors, and CO monitors are placed throughout the rental for your safety and all locations are clearly marked.
- There is a telephone in the rental and you may use at your convenience. Necessary emergency numbers are clearly posted as well as the various ways to contact me should I be away.
- Children under 18 must be supervised at all times and are not allowed to stay alone. Our insurance does not allow us to provide child care.
- Our rental is fully insured.

Cancellations:
Notice received thirty (30) days prior to a confirmed reservation date will receive a refund of the paid deposit amount less 20% of that amount. This covers our rebooking and credit card reversal charges. If you cancel giving us less than 30 days notice your previously paid deposit will be retained as payment for lost revenue unless we are able to rebook the venue. FOR ALL RESERVATIONS BETWEEN APRIL 10 and SEPTEMBER 10, a thirty (30) day advance notice is required. All reservations made during this period must be paid in full at the time of booking.
